Your person on the shore

Most of my clients start with a walk on the beach and a maybe. Maybe a summer place, maybe a fresh start, maybe it is finally time to sell the cottage the kids outgrew. My job is to turn that maybe into an address, without the pressure, and without you learning the hard way which streets flood in a king tide.

I live here year-round. That means honest answers about winter, about rental income in the shoulder season, and about what a house on the salt actually costs to keep. Coffee is on me; the ocean handles the rest of the meeting.

The beach streets

Walk-to-sand cottages and the handful of true oceanfront homes. They move fast and quietly. Most of mine sell before the sign goes up.

The harbour side

Working docks, morning fish markets, and homes with a view of the boats. Calmer water, calmer prices, the same salt air.

Off-season finds

October to April is when the deals surface. If you can shop in a sweater, you can buy the same house for meaningfully less.
